How the amortization schedule is calculated

The tool assumes a fixed-rate fully amortizing loan. Each month interest is calculated first, then the remaining payment reduces principal. Extra payments reduce principal faster and can lower total interest.

Usage notes

  • Monthly interest = current balance × monthly rate.
  • Principal paid = monthly payment - monthly interest + extra payment.
  • New balance = previous balance - principal paid.
